MLS Listing Packages & Services Included

Listing Term:  Listing term depends listing plan.  You may cancel listing at anytime, for any reason, unless your home is under contract.  The MLS does not allow us to cancel if a property is under contract.  If a listing is canceled for any reason and the seller later decides to relist the property, a new listing package must be purchased.

Multiple Listing Service (MLS):  The listing is posted to the Columbus MLS, the electronic database exclusively available to license Realtors.  The MLS is the database used by professionals to search for available homes for sales.

Realtor.com:  Realtor.com is searched by buyers all over the world!  Realtor.com receives a data feed directly from the MLS and as such is the most accurate, up to date real estate portal available to consumers.  Studies indicate that *87% of home buyers find their homes through agents using the MLS therefore Sellers who do not utilize the MLS system are missing out on approximately 3/4 of the market. *2015 National Association of Realtors Profile of Home Buyers and Sellers.

Local Real Estate Brokerage Websites:  In addition to the Better Homes and Gardens family of websites, your listing will also be posted to most real estate brokerage/company sites!  This includes, but is not limited to Coldwell Banker King Thompson, Keller Williams, Re/Max, Century 21, Sotheby’s and many more!

Zillow, Trulia & More:  Prominent placement on all of the web’s top real estate websites including: Realtor.com, Zillow, Trulia, Homes.com, Yahoo Homes, AOL Real Estate, MSN Homes, Zip Realty, MLS.com, Craigslist, HomeFinder.com, HotPads.com, Google, Kijiji, Oodle, RealtyStore.com and many more!

Listing on Mobile Applications:  Today’s home buyers aren’t just online looking for homes, but rather they are mobile.  Over 50 percent of the traffic to the top real estate search portals now come directly from mobile devices including smart phones and tablets.  Your home will be featured on all of the top mobile search apps.

Choose Your Buyer Broker Commission Rate:  Select between 1 – 3% to offer to buyer’s agents.  We don’t get a commission for listing your home, however, if you want buyer’s agents to share your offering with their clients, you will want to offer a Buyer Broker Commission.  In addition to the fees above, a $350 Ohio Compliance Fee applies at closing in the event of a sale.

Printable Color Flyer:  We will provide a printable PDF of the MLS Listing in color for your convenience.  This flyer includes all of the pertinent details on the home, as well as your contact information.

Showing Service:  Agent showing requests are directed to the showing desk ensuring calls are never missed and immediately attended to.  Requests are then forwarded to you in the manner preferred (phone, text, and/or email), where you can immediately approve or decline/reschedule them.

Combination Lock Box:  A combination lock box will be provided which will allow you to grant licensed agents access to the home after you have confirmed their requested showing appointment.  This allows you to conveniently show the home at times you would otherwise be unavailable.

Purchase Contracts and Disclosures:  We will provide the required purchase contracts and disclosures necessary to sell your property.

Coordinating Title & Closing Services:  We will assist you in coordinating title and closing services for your transaction.  This includes the ordering of the preliminary title report, arranging for the title insurance policy and ensuring you receive the re-issue rate if this is something you are entitled to, work to save you money on these services, and ensuring that transaction is smooth and successful.

Market Analysis:  Setting the list price is one of the most important steps in selling a home.  We will prepare a comparative market analysis to helps you determine your home’s current market value, and the appropriate list price for your property.  This will eliminate the guess work associated with pricing a home when selling by owner.

Contract Review & Clarification:  We will assist you in reviewing any purchase offers received on the home and ensuring their compliance.  This includes clarifying the terms and answering basic questions.  This does not include negotiations, or the drafting of specific language for contracts and counter offers.

Handle ALL Negotiations & More:

When an offer is received –

  • Prepare purchase offers, counter offers and supporting documentation
  • Review contracts, supporting documentation and discuss all options
  • Handle all negotiations on your behalf

Inspection period & remedy requests –

  • The time period begins after the buyer and seller have signed the purchase agreement
  • Discuss options and prepare counter offers regarding any remedy requests
  • Handle all negotiations on your behalf
  • Refer you to contractors and assist you in collecting bids/quotes for the agreed remedy requests

Prior to closing at the title company:

  • Review the closing statement to make sure everything is accurate

Ohio Best Flat Fee MLS REALTOR ® or Broker

Flat Fee Listing is the practice in which a seller enters into a listing agreement with a real estate broker who accepts a flat fee rather than a percentage of the sale price for the listing side of the transaction. The buyer’s broker is still typically offered a percentage which could be a percentage, or a flat fee as well. A discount Ohio REALTOR® flat fee MLS brokerage typically unbundles the services a traditional real estate brokerage offers and lists the property for sale in the local multiple listing service (MLS) a la carte without requiring the seller to use its services for valuation assistance, staging, photography, negotiating, transaction management, showing appointment scheduling, etc.

Flat Fee Realtors are fully licensed real estate agents, but offer discounted or unbundled services. Most flat fee agents do offer full service real estate listing services. While many flat fee brokers are limited service brokers, we offer full service listing and buyer services as well.
 

Ohio For Sale By Owner – FSBO

In the For Sale By Owner (FSBO) MLS ®, the listing agreement between the real estate broker and the property owner typically requires the broker to enter the property into the MLS and provide other contracted services, with the broker acting as what the traditional industry has coined a “limited service broker”. However, the flat fee industry prefers the term a la carte broker because the services are not limited. Instead freedom of choice is expanded to allow sellers to pick from a menu of services.

Within the nontraditional real estate services market, there are multiple programs offered to sellers that share the common objective of saving the consumer money by reducing the overall expense of selling their home or real property. A “nontraditional service” does not automatically entail “limited service”. For instance, some full-service brokers list properties under a full-service agreement but charge a “flat rate” that is not a percentage of the sales price.
 

Ohio Discount Real Estate Agents

For Sale By Owner MLS is not necessarily different from traditional real estate brokerage services. When you list with us through our Flat Fee Service, you are not a For Sale By Owner on the MLS, you are listed with an agent without the traditional 6% commission.

Using a discount broker means one of two things: you get all the perks of working with a full-service real estate agent at a discounted flat rate cost, or you pay for partial service (such as just having your home listed on the MLS).
